Welcome to HouseReel. These terms apply to everyone who uses the platform, the wizard, the editor and all generated videos. By using HouseReel you agree to the terms below. Please read them carefully — we are happy to answer questions via our contact form.
1. Acceptance of these terms
By creating an account, signing in, or using HouseReel in any other way, you confirm that you have read, understood and accepted these terms. If you use the platform on behalf of a business, you declare that you are authorised to bind that business. If you do not agree with these terms, you may not use the service.
2. Description of the service
HouseReel is an online platform that lets real estate agents create property videos from photos, listing details, AI-generated voice-overs and music. The service is provided "as is" and is under continuous development; new features, changes, or the discontinuation of features may be introduced at any time.
3. Account and subscription
An account is required to use the service. You are responsible for keeping your login credentials confidential and for all activity that takes place under your account. If you suspect misuse, you must inform us immediately. Subscriptions are entered into on a monthly or yearly basis and renew automatically unless cancelled in advance via your account settings.
4. Your content and ownership
Photos, texts, logos and other files you upload remain your property. You grant HouseReel a worldwide, non-exclusive licence to process, store and display this content, solely to the extent necessary to provide the service (for example, to render the video, store it and share it with you). You warrant that you hold all rights required to use and upload this content.
5. Copyright and usage rights
It is your responsibility not to upload material in which third parties hold copyright or other rights, unless you have the appropriate licence or permission. This explicitly includes photos taken by external photographers, floor plans, logos and music. HouseReel offers royalty-free music within its library; this music may only be used in HouseReel videos and may not be distributed separately.
You may freely use the videos generated by HouseReel to promote the property they were created for — on your website, on Funda, on social media and in newsletters. Reselling the videos themselves or removing any built-in branding is not permitted.
6. Permitted and prohibited use
You may only use HouseReel for legitimate business purposes. It is not permitted to:
- enter incorrect or misleading property information;
- upload content that violates the law, is offensive, or infringes the rights of third parties;
- use the platform for automated scraping, reverse engineering, or placing undue load on our infrastructure;
- use generated videos for purposes other than promoting the property in question.
7. AI-generated content
Voice-overs, summary texts and automatic image selection may be produced by AI models. Although we work carefully, such models can produce unintended errors, inaccuracies or factual mistakes. As a user, you bear final responsibility for the content of the published video — always check before publishing that the text, name, price and description are correct. Liability for inaccuracies in publications rests with the user.
8. Personal data and GDPR
HouseReel processes personal data in accordance with the General Data Protection Regulation (GDPR). We only process the data necessary to provide the service, such as your name, e-mail address, billing details and the content you upload. Data is stored within the European Union and encrypted in transit and at rest.
You have the right to access, rectify, erase, restrict and port your personal data. Requests can be submitted via your account menu or via the help centre. For a full description of processing purposes, retention periods and your rights, please see our Privacy Policy.
Photos and videos in which individuals are identifiable may only be uploaded if you have a legal basis for doing so (for example, the consent of the person concerned). For your processing activities, HouseReel acts as processor; you are the controller. We will enter into a data processing agreement upon request.
9. Availability and changes
We aim for high availability but cannot guarantee uninterrupted operation. Maintenance, updates or outages may temporarily reduce availability. We reserve the right to change features, pricing or these terms; in case of material changes we will inform you in advance by e-mail or in-app.
10. Liability
HouseReel makes every effort to provide the service with due care, but our liability for direct damages is limited to the amount you paid in subscription fees in the twelve months preceding the event giving rise to the damage. Liability for indirect damages — including lost profits, missed savings, reputational damage or consequential damages — is excluded, except in cases of intent or deliberate recklessness on our part.
You indemnify HouseReel against third-party claims arising from your use of the platform, the content you upload, or the way you publish generated videos.
11. Termination
You can cancel your subscription at any time via your account settings. After termination, your projects and rendered videos remain available for download for 90 days; after that they are permanently deleted. In the event of a serious breach of these terms, we may restrict or terminate access with immediate effect, without prejudice to our other rights.
12. Governing law
These terms are governed by Dutch law. Disputes will be submitted exclusively to the competent court in the district where HouseReel has its registered office, unless mandatory law provides otherwise.
